Holiday Confirmation and Payment

A booking cannot be accepted until confirmation, via the booking form, cheque or cash deposit has been received and that terms and conditions have been read and agreed to.

A deposit of 25% of the total is required with the booking form, followed by the full balance six weeks before arrival. If the booking is made less than six weeks before arrival the full amount is payable in advance.
If for any reason the balance is not paid on the due date and we cannot contact you we reserve the right to rebook the holiday and retain the deposit.

For short term breaks (i.e. for periods of less than one week) we would request full payment with the booking form to secure the reservation.

Provisional bookings are accepted on the understanding that we receive within 7-days the required deposit and completed booking form, agreeing to our terms and conditions.

When the Booking has been agreed we will ask for names and contact details of all the guests intending to stay in the apartment. Please note the prices quoted are based on up to 4 adults for Mardon View and up to 2 adults for The Courtyard. We do not accept any additional people for either apartment.

Please note we reserve the right to refuse any booking without reason.

Cancellation Policy

We strongly recommend that you take out holiday insurance which will cover you in the event of having to cancel your holiday due to unforeseen circumstances.

If for any reason you have to cancel your holiday please contact us immediately either by phone or e-mail.

In any event we reserve the right to retain the deposit.

However, if the cancellation occurs after the full amount has been paid the following charges will be made:

Up to four weeks before arrival 50% of the total will be charged.
Up to two weeks before arrival 75% of the total will be charged.
Thereafter and up to arrival we reserve the right to hold the full amount.

Every effort will be made to re-book the holiday and a refund can then be made less any costs incurred by us. i.e. if the holiday is sold at a reduced rate, administration charges etc.


We respectfully request that our guests arrive after 3.00pm on the arrival date and leave before 10.00am on departure date. This is to allow adequate time to service the accommodation. If for any reason you are delayed or expect to arrive late could you please give us adequate notice?

Important to note

We operate a strict no-smoking policy, we are unable to accept any pets and our accommodation is not suitable for young children. No persons under the age of 16 to be left unsupervised in either apartment.

There is no vehicular access/parking to either apartment -  a free pass is provided for the Court Street Car Park.

We would ask you to keep the property in good order and leave it in a clean and tidy condition.

Please report any damage/breakages/problems or interruption in any of the services immediately so that we can resolve the problem before your departure. As we do not take a deposit we will inspect the apartment before your departure and if any unreasonable damage is found we reserve the right to charge you accordingly.

We will not be held responsible for any complaints once you have vacated the property.

We reserve the right to enter the accommodation at any reasonable time should the need arise.

Please note that you adjoin the owner’s property and share a passageway, courtyard and garden with them and other guests so we would ask you to take this into consideration and not cause any undue disturbance.

We have taken every care in the composition of our website but cannot be held responsible for any inaccuracies in the websites we link to.

We reserve the right to ask guests not adhering to any of these terms and conditions to leave the property with no recompense.
